AI in Real Estate: How Agencies in Dubai and the UK Use It

AI in real estate for Dubai and UK agencies: qualifying portal leads, 24/7 replies, viewing booking, listing drafts, follow-up, and what stays human.

AI in Real Estate: How Agencies in Dubai and the UK Use It

AI in real estate is most useful for the repetitive work around each enquiry: replying at any hour, asking the qualifying questions, booking viewings, drafting listing descriptions and chasing leads that have gone quiet. Agencies in Dubai and the UK use it to respond faster and give agents more time for viewings, negotiation and owners. It works best as an assistant that hands over to a person, not as a replacement for one.

At a glance: pick one job that eats your team's time, usually first replies to portal enquiries. Connect an AI agent (software that can hold a conversation and take actions, such as booking a slot) to the channel where those enquiries arrive. Keep a person checking listing text, pricing advice and anything legal. Check data protection rules before the agent sends a single message.

Qualifying portal enquiries before an agent picks up

Most enquiries arrive from portals: Property Finder and Bayut in Dubai, Rightmove and Zoopla in the UK. Many are vague, such as "Is this still available?". An AI agent can reply straight away and ask the questions an agent would ask: budget, move date, cash or mortgage, areas, bedrooms, and whether they are buying to live in or to let.

The answers become a short summary for the agent, with a suggested priority. A serious buyer with a mortgage in principle and a move date next month goes to the top. Someone browsing for next year gets a friendly reply and a slower follow-up.

How the agent receives enquiries depends on the portal. Property Finder's WhatsApp Enterprise option sends WhatsApp leads to your own system through an API (a standard way for two pieces of software to exchange data). Your developer creates a webhook, a web address that receives each lead, and Property Finder issues an API key to finish the connection. Rightmove says its enhanced lettings leads can integrate with agent CRM systems. For Bayut and Zoopla, we could not confirm the lead delivery options from public official pages, so ask the portal what your account includes.

24/7 enquiry replies and viewing scheduling

Buyers and tenants browse in the evening and at weekends, when offices are closed. An AI agent can answer common questions from your listing data: service charges, parking, pets, furnishing, availability dates. When it does not know, it should say so and pass the question to a person, rather than guess.

Viewing scheduling is where the time saving becomes obvious. The agent can check the negotiator's calendar, offer two or three slots, confirm the booking and send a reminder the day before. If the viewing is cancelled, it can offer new times without anyone making a phone call.

In Dubai, many enquirers prefer Arabic or switch between Arabic and English mid conversation. If that applies to you, test the agent with real messages in the dialects your clients use. We cover this in more depth in our guide to Arabic AI chatbots and dialects.

Listing descriptions, with a person checking the facts

AI writes a decent first draft of a listing description in seconds from the property details, floor plan notes and photos. But AI can also invent features, overstate sizes or describe a view that is not there. A person must check every description against the facts before it goes live.

In the UK this matters for legal reasons. National Trading Standards has published guidance on material information in property listings. It explains that agents already have a duty under consumer protection law not to leave out information that an average buyer or tenant needs to make a decision. An AI draft that misses or gets wrong something like the tenure or council tax band is still your listing.

In Dubai, check the current advertising rules with the Dubai Land Department and RERA before you publish AI written content. We have not summarised those rules here, so treat them as something to confirm directly.

Follow-up that does not go cold

Leads usually go cold because agents are busy and follow-up slips. An AI agent can keep track of every open conversation and send a timely, relevant message: a new listing that matches their search, a price change on a property they viewed, or a simple check in after a viewing.

Good follow-up is specific. "Hi, just checking in" is easy to ignore. "A two bedroom flat in the same building came on this week, would you like to see it on Saturday?" gets replies. The agent can draft these from your listings and the lead's history, and a person can approve them in bulk at first until you trust the output.

Set clear limits: how many messages, how often, and when to stop. Every lead should be able to opt out easily, and the agent should respect that immediately.

Data protection: check before you switch it on

An AI agent handles names, phone numbers, budgets and sometimes financial details, so data protection law applies.

    • UK: the ICO (the UK data protection regulator) publishes guidance on AI and data protection, covering transparency, accuracy and decisions made solely by automated means. Marketing messages by text or email are also covered by the ICO's direct marketing guidance.
    • UAE: the Personal Data Protection Law, Federal Decree Law No. 45 of 2021, sets rules for processing personal data, including consent and the duty to keep data secure and confidential.

In practice, tell people they are talking to an AI assistant, collect only what you need, and know where the data is stored. This is general information, not legal advice. Take advice on your own setup.

    What should stay human

AI handles volume well. It handles judgement and trust poorly. Keep these with your people:

    • Valuations and pricing advice to owners.
    • Negotiating offers and handling disputes.
    • Final checks on listing accuracy and legal information.
    • Decisions that affect someone significantly, such as turning down a tenant.
    • Upset or vulnerable clients, who should reach a person quickly.

If your agency gets a manageable number of enquiries and your team already replies quickly, a ready-made chatbot or the tools built into your CRM may be enough. A custom agent pays off when enquiry volume is high, you work across several portals and languages, or off-the-shelf tools cannot connect to your systems.
